Across Canada, home sales increased by 5.2%, with 39,700 units sold in September 2025, compared to 37,721 in 2024, while 91,969 new listings were added in September 2025 that meant an increase by 8%, compared to 85,157 in 2024, according to the CREA Snapshot for September, when Ontario was the only jurisdiction to record a drop in price by -2.9% compared to the month the previous year.

This month in the GTA real estate market, conditions are clearly tilting in favor of buyers. Home sales in October 2025 dropped 9.5% year-over-year, according to Toronto Regional Real Estate Board (TRREB), while new listings grew by 2.7%. With more inventory on the market—active listings reportedly rose about 17% compared to last year—buyers are regaining leverage. At the same time, average selling prices are declining: the GTA average was $1,054,372 in October, down 7.2% from a year ago. The prospective sellers, who have leverage to wait for the market to lean in their favor, may be better off after a few more months when the supply is expected to taper off.
Part of what’s driving this buyer’s advantage is improved affordability: mortgage payments for an average-priced home have dropped, helped by lower interest rates, with the latest cut to 2.25% early this month, and softer home prices. Among property types, lower-density homes like detached and townhouses are seeing the steepest price corrections, while condos are holding up better—but with a well-supplied condo inventory, buyers still have room to negotiate. Still, there is no denying that uncertainty hovers around a big cloud over the market for which buyers need to remain cautious. We are here to help you in this regard!
